Somis is not a tract-home town. Properties here run from working agricultural land to custom estates, on acreage rather than city lots, and much of the area is unincorporated Ventura County rather than an incorporated city. All three of those facts change how a remodel is permitted and built.

Because much of Somis falls under unincorporated Ventura County, projects go through the County Resource Management Agency rather than a city building department. The standards differ in ways that matter: for detached ADUs in unincorporated county areas, the maximum is generally 850 square feet for a studio or one-bedroom and 1,000 square feet for two or more bedrooms, rising to 1,200 square feet on lots over 9,000 square feet — and lot sizes in Somis very often clear that threshold comfortably.
Septic systems, well water and agricultural zoning also enter the picture here in a way they simply do not in Oxnard or Camarillo. We have built under county jurisdiction for years and plan around those requirements from the start.
Larger properties open up options that are impossible on a standard lot. A detached ADU that is genuinely private rather than ten feet from the main house. A guest house for family. An outdoor kitchen and covered entertaining space that makes sense of the land rather than crowding it.
They also bring practical realities: longer utility runs to a detached structure, site access for equipment, and grading on uneven ground. These are all manageable, but they need to be in the estimate at the beginning rather than discovered halfway through.
The homes here range from Mediterranean and Georgian-influenced custom builds to substantial ranch properties. What they have in common is that the finish level has to match the house. Standard builder-grade materials look wrong in a custom home, and clients here generally know the difference.
