Types of addition we build

Room additions

Extending outward at ground level — a bedroom, a family room, an expanded kitchen, a home office. Structurally the most straightforward option and generally the least expensive per square foot, provided you have the lot to build on and the setbacks allow it.

Ventura County cost guide: roughly $200–$400 per square foot for ground-level construction, meaning a modest single-room addition commonly lands between $20,000 and $50,000, while larger multi-room work runs considerably higher.

Second storey additions

Building upward when there is no room to build outward — common on smaller coastal lots where the footprint is already at its limit. This is the most involved kind of addition, because it usually requires reinforcing the existing foundation and framing to carry the new load, plus a staircase that has to come out of your existing floor plan.

Cost guide: approximately $350–$650 per square foot, reflecting seismic reinforcement and structural work. It is a serious project, but on a constrained lot it may be the only way to get the space.

Primary suite additions

Accommodation for parents or adult children, attached to the house with its own bathroom and often a separate entrance. If you want it fully independent with its own kitchen and utilities, what you actually want is an ADU — different rules, different cost structure, and often a better outcome.

In-law suites and multigenerational space

Worth knowing: ADU approval is often the easier path, because state law forces a ministerial decision inside 60 days, whereas a large addition can involve more discretion from the city. If your goal is genuinely independent space, the ADU route is frequently faster as well as cheaper.

What drives the cost of your addition

  • Up versus out. The single largest factor. Ground-level runs $200–$400 per square foot; second-storey runs $350–$650 because of structural reinforcement.
  • What is already there. An older Ventura County home may need electrical service upgraded, plumbing rerouted, or foundation work before the addition can proceed.
  • Kitchens and bathrooms. Any addition containing either costs substantially more per square foot than bedroom or living space.
  • Jurisdiction and site. Coastal Zone properties, hillside lots and design-review districts all add time and cost.
  • Finish level. The gap between standard and high-end finishes on the same square footage is considerable.

Common questions

Room addition may take 1-2 months, second storey 2-4 months, so on and so forth. The bigger the project the more it takes + this time includes permit handling too.

Usually yes for a ground-level room addition, where we can isolate the work area. Second-storey additions are more disruptive because they involve opening the roof, and some clients choose to move out for part of it. We are upfront about which parts of your house will be unusable and for how long.

It depends on the city and the project. Some additions are approved administratively; others require planning review, particularly in design-review areas or on hillside lots. We establish which applies to your property before design begins.
