An accessory dwelling unit is the most practical way to add real living space and real income to a Ventura County property. California law has spent the last several years steadily removing the obstacles that used to make ADUs difficult, and most homeowners have not caught up with how much has changed. Owner-occupancy requirements are gone for standard ADUs. Cities cannot impose side or rear setbacks greater than four feet. A complete application must be approved or denied within 60 days, and it is a ministerial decision — no public hearing, no discretionary review, no neighbour objection process.

A standalone unit in your yard, with its own entrance, kitchen, bathroom and utilities. This is what most people picture, and it delivers the most rental value and the most privacy because it shares no walls with the main house. It is also the most expensive per square foot, because you are building a complete small house from foundation up.
Best for: rental income, adult children or ageing parents who need genuine independence, or a home office that is properly separate from the house.
Converting an existing attached or detached garage into a living unit. Substantially cheaper than building new because the foundation, walls and roof already exist — typically $170–$230 per square foot against $220–$290 for a detached new build in this county.
The considerations people miss: a detached garage needs new utility lines run underground, which can add twenty to thirty per cent to the conversion cost, and you lose the garage. In a neighbourhood where street parking is already difficult, that is worth thinking about seriously before committing.
Best for: getting the most living space for the least money, on a property where the garage is currently storing things that could live elsewhere.
A unit of up to 500 square feet created within the existing walls of the house — commonly a converted bedroom or a partitioned section with its own entrance and a small kitchen. A JADU may share a bathroom with the main house, and that detail matters legally: as of January 2026, owner-occupancy requirements apply to a JADU only when it shares sanitation facilities with the primary dwelling. Give the JADU its own bathroom and the city cannot require the owner to live on site.
Best for: the lowest-cost entry into an ADU, or a property where there is no yard space for a detached unit.

Two things move that number more than anything else. First, larger units cost less per square foot, because a kitchen and bathroom cost roughly the same whether the unit is 500 square feet or 900 — those fixed costs simply spread further. Second, utilities: how far the unit sits from existing sewer, water and electrical service can change the price materially, and a detached garage at the back of a deep lot is the expensive version of that.
