Many Ventura County homes built from the 1950s onward sit on concrete slabs with water lines running under or through them. When one of those pipes leaks, water spreads under the flooring, sometimes across several rooms, before anyone notices. Here is what to look for and what repair costs.
Signs of a slab leak
- A warm spot on the floor (hot water line).
- The sound of running water with all fixtures off.
- A water bill higher than usual.
- Damp, cupping or buckling flooring.
- A water meter that moves with everything turned off.

HomeAdvisor’s 2025 cost guide puts slab leak repair at an average of $2,280, with most homeowners spending $630 to $4,400. That covers locating and fixing the pipe. It does not usually include drying the house or replacing the flooring, drywall and baseboards the water damaged.

Spot repair
The plumber cuts into the slab at the leak, repairs the pipe and patches the concrete. It is direct, but it fixes one spot in a system that may be the same age everywhere.
Rerouting
New lines are run through walls, the attic or along the exterior, and the old line under the slab is abandoned. Rerouting avoids future slab leaks in that line and is common when a house has had more than one.
Repiping
When several leaks have occurred or the pipe is badly corroded, replacing the house’s supply lines may be the long-term fix.
The rebuild that follows
After a slab leak, the bigger cost is often what the water ruined:
- Flooring, especially wood, laminate or carpet, often across connected rooms so it matches.
- Baseboards and lower drywall where water wicked up.
- Cabinets if the leak was near the kitchen or a bathroom.
Drying has to be confirmed before new flooring goes down; flooring over a damp slab will fail.
