Somis is a small agricultural community in the Las Posas Valley, founded in 1892 on part of the old Rancho Las Posas. It is unincorporated, so there is no city hall: building permits come from the County of Ventura, and County zoning governs what can be built on agricultural and rural residential land. Most homes here sit on larger lots among avocado and citrus orchards, and many have outbuildings, long driveways and septic systems.

The area is not on a public sewer, so every addition that adds a bedroom raises a question about septic capacity, and new homes need a septic system designed for the soil. Some properties also rely on private wells. Those requirements can decide where an addition or a new house sits on the lot, so we look at them before anything is designed.

In November 2024, the Mountain Fire burned through the hills around Somis and into Camarillo Heights, destroying 243 structures in all. Rebuilding and hardening homes here is part of our work now. The County approved permit fee waivers for Mountain Fire rebuilds and lets fire rebuilds go straight to Building & Safety without the usual zoning clearance, which shortens the path to a permit.

Somis homes range from older farmhouses and ranch houses to large custom homes built on hillside parcels in recent decades. Many properties have more than one structure, such as barns, garages and workshops, and owners often want to expand the main house or rebuild an older one.

Who issues building permits in Somis?

The County of Ventura. Somis is unincorporated, so there is no city building department; the County's Resource Management Agency handles planning and building, and Environmental Health reviews septic and wells. We work with all three offices on Somis projects.

Can I add a bedroom to a Somis home on septic?

Usually, but the septic system has to be able to handle it. Adding bedrooms can trigger a review by County Environmental Health, and an older or undersized system may need to be expanded or replaced. We find out what your system is permitted for before the addition is designed.

What help is there for rebuilding after the Mountain Fire?

The County of Ventura approved permit fee waivers for Mountain Fire rebuilds, estimated at about $20,000 per home and in effect through December 31, 2026, with possible extensions. Rebuilds also skip the zoning clearance and go straight to Building & Safety. We help with the plans, permits and construction.

Do you build new custom homes on Somis lots?

Yes. We build from your architect's plans and pour the foundation ourselves under our C-8 Concrete license. Rural lots need septic design, water supply, fire access and County approval, and we plan for those before construction is priced.
