Oak View is an unincorporated community of about 6,200 people in the lower Ojai Valley, set in a narrow valley along the Ventura River between Casitas Springs and Mira Monte. Lake Casitas is just to the west, and Highway 33 runs through town on its way to Ojai. It is a residential community of single-family homes, many on lots backing onto hills and oak woodland.
That setting brings two priorities. The first is fire: the Thomas Fire swept through the Ojai Valley in December 2017, and much of the land around Oak View is in mapped fire hazard zones. Additions and rebuilds here follow Chapter 7A standards, and many owners harden existing homes with ember-resistant vents, enclosed eaves and fire-resistant siding. The second is permits: because Oak View is unincorporated, the County of Ventura issues them, not the City of Ojai.

No. Oak View is an unincorporated community, so building permits and zoning come from the County of Ventura. The City of Ojai's building department covers only addresses inside the city limits. We confirm the jurisdiction for every project.
For most homes, start with ember-resistant attic and foundation vents and sealing gaps where embers can enter, then enclose open eaves and replace wood siding near the ground. Dual-pane tempered windows and fire-resistant decking come next. We give you a prioritized list after a walk-around.
If the property is in a mapped fire hazard zone, yes. Additions must meet Chapter 7A requirements for vents, roofing, siding, eaves, windows and decks. We design to those standards from the start so the County approves the plans without rework.
