Oxnard is the largest city in Ventura County, and its housing covers almost every era and building type in the region. La Colonia, one of the city's oldest neighborhoods, was laid out near the old sugar factory to house its workers. Central and south Oxnard are full of post-war tract homes. Oxnard Shores has mid-century single-story houses near the beach, and RiverPark and River Ridge are newer still. The right approach to a kitchen in each of those places is different.

Being on the coast changes the job too. Oxnard homes

La Colonia's houses date from the 1940s onward. A house that age that has never been fully updated can still have galvanized water lines and a small electrical panel. Post-war neighborhoods in central and south Oxnard are mostly single-story slab homes that are now old enough to need their kitchens and bathrooms redone.

Near the beach, Oxnard Shores has mid-century single-level homes, and Silver Strand and Hollywood Beach date to subdivisions laid out in 1924 and 1925. Newer tracts in RiverPark and River Ridge are more likely to call for upgrades and outdoor living work than repairs.

Do homes in Silver Strand or Hollywood Beach get permits from the City of Oxnard?

No. Silver Strand and Hollywood Beach are unincorporated Ventura County, even though they have Oxnard mailing addresses. Building permits there come from the County, and the County's Coastal Zoning Ordinance applies. We confirm the jurisdiction for every Oxnard-area address before we draw plans, so the submittal goes to the right office the first time.

What changes when we remodel a house near the beach in Oxnard?

Two things mainly: permits and materials. Exterior changes and additions in the coastal zone can need a Coastal Development Permit, which takes extra review time, while most interior remodels do not. Salt air also corrodes ordinary hardware and fixtures, so we choose fasteners, hinges and exterior finishes that hold up near the ocean. Bathrooms get a properly ducted fan with humidity control to deal with the marine layer.

Can you remodel an older home in La Colonia?

Yes. Houses in La Colonia date from the 1940s onward, and opening them up usually turns up galvanized water lines, small electrical panels and some termite or water damage. We look for those during the estimate and price them in, so the remodel does not stall halfway through. We also pull the city permit and schedule the inspections.

Where is the permit counter for Oxnard, and do I have to go there?

The City of Oxnard Building & Engineering counter is at 214 S. C Street, and it is open mornings only: 8 AM to noon Monday through Thursday and 9 AM to noon on Friday. You do not have to go. We prepare the plans, submit them, answer plan-check comments and meet the inspectors on site.

Will the soil on the Oxnard Plain affect an addition?

It can. Ventura County maps a liquefaction hazard across much of the Oxnard Plain, and that shapes how a new foundation is designed. The structural engineer on an addition accounts for it, and the city may require a soils report before it approves the plans. We bring this up at the estimate so it is part of the schedule and the budget.
