Working in Moorpark

Moorpark is one of Ventura County's younger cities. It was founded in 1887 by Robert W. Poindexter, named for the Moorpark apricot grown in the valley, and incorporated in 1983. Most of its homes were built in the decades around incorporation, in planned neighborhoods spreading out from the original town around High Street. Those houses are now thirty to forty-five years old, which is about when the original bathrooms and kitchens wear out.

Bathrooms are the most common Moorpark request we see. Builder-grade tub and shower combinations, cultured marble counters and small single vanities from the 1980s and 1990s are ready for walk-in showers, double vanities and better ventilation. Kitchens come next, along with family room updates, patio covers for hot inland summers and concrete work in the back yard.

Moorpark issues its own building permits at City Hall on Science Drive, with walk-in counter hours on weekday mornings. Lots on the edges of town, toward the hills and the open space around the Arroyo Simi, can sit in fire hazard zones. Unincorporated land around the city goes through the County.

Moorpark homes

Most Moorpark homes were built from the late 1970s through the 2000s in planned tracts, many with homeowner associations. The structures are generally sound, and the work centers on bathrooms, kitchens, flooring and outdoor living rather than structural repair.

The older blocks near High Street have a smaller number of earlier homes on smaller lots. Newer neighborhoods on the hills, like Moorpark Highlands, have larger two-story homes, some near open space and in fire hazard zones.

What Moorpark homes need

  • Builder-grade bathrooms

Tub-shower combinations with fiberglass surrounds and small vanities are ready to become tile walk-in showers and double vanities, often with the fan replaced to meet current code.

  • Inland summer heat

Moorpark summers are hotter than the coast, so patio covers, ceiling fans and shade over west-facing windows get a lot of use.

  • Association rules

Many tracts have associations that review exterior changes, patio covers and additions. We submit drawings and samples for their approval.

  • Two-story homes on hillside lots

Newer two-story homes on sloped lots can complicate back yard projects with retaining walls and drainage that need engineering.

Moorpark FAQs

What is the most common remodel you do in Moorpark?

Bathrooms. Many Moorpark homes still have the original builder-grade bathrooms from the 1980s and 1990s, with fiberglass tub-shower units and single vanities. Converting the tub to a tiled walk-in shower, adding a double vanity and replacing the exhaust fan are the most frequent requests. Kitchens and patio covers come next.

Does Moorpark require a permit to replace a tub with a shower?

Usually, yes, because the drain and valve change and the work is inspected for waterproofing and venting. Moorpark Building & Safety issues those permits at City Hall on Science Drive. A straight swap of a fixture in the same location may not need one. We check the scope with the city and pull the permit when it is required.

Can I add a patio cover in a Moorpark HOA neighborhood?

Usually, with approval. Many associations have rules on cover style, color, height and setbacks, and they review plans before you build. The city also requires a permit for most attached patio covers. We prepare drawings for both and handle the city inspection.

Do you do concrete work in Moorpark back yards?

Yes. We pour patios, walkways and slabs for patio covers and outdoor kitchens under our C-8 Concrete license. On sloped Moorpark lots, retaining walls and drainage often go along with the concrete, and taller walls need engineering and a permit.
