Ventura is the county seat and one of its oldest towns, and its housing shows it. Downtown and Midtown have streets of bungalows, Craftsman houses and Spanish Revival homes from the early twentieth century, many on raised foundations. The Westside has small older homes near the Ventura River. East Ventura and neighborhoods like Montalvo, Juanamaria and Taylor Ranch grew later, mostly with single-story tract homes. Pierpont and the Ventura Keys sit right on the water.
Each part of town brings its own kind of job. In Midtown it is usually an old kitchen or bath, a crawlspace that has never been bolted, and wiring that needs updating. In the eastern tracts it is opening up a closed floor plan or adding a room. At the beach, it is salt air, coastal permits and keeping a small lot livable. In the hillside neighborhoods of Ondulando, Clearpoint and Skyline, where the Thomas Fire destroyed hundreds of homes in December 2017, it can be a rebuild or a hardening project.
Permits in Ventura go through the City of Ventura's Building & Safety counter on Poli Street, which keeps walk-in hours Monday through Thursday mornings and is closed Fridays. Old Town Saticoy, just east of the city, is unincorporated and goes through the County instead. We check the jurisdiction for every address before we draw anything.

Founded in 1782 by Junípero Serra as his ninth and last California mission, the mission anchors downtown Ventura and the older neighborhoods around it.
The pier and San Buenaventura State Beach run along the downtown shoreline, with Surfers Point at the river mouth. Homes near the water live with salt air every day.
Ondulando, Clearpoint and Skyline sit in the hills above the city. The Thomas Fire destroyed more than 500 homes in Ventura on the night of December 4, 2017, and many have since been rebuilt.

Downtown, Midtown and the Westside hold Ventura's oldest houses, many from the 1910s through the 1940s. Expect plaster walls, raised floors over crawlspaces, and electrical systems that have been extended more than once. These are the houses where seismic retrofits and careful demolition matter most.
The eastern half of the city filled in from the 1950s through the 1980s with single-story homes on slabs, now old enough for their original kitchens, baths, windows and panels. The hillside neighborhoods mix older homes with houses rebuilt after 2017 to current fire standards, and beach neighborhoods like Pierpont pack small houses onto narrow lots.
Many pre-1940 Midtown and downtown houses sit on short cripple walls with few or no anchor bolts. A retrofit braces and bolts them, and the Earthquake Brace + Bolt grant may help if the ZIP code qualifies.
Additions and exterior changes in Pierpont and other beach areas can need a Coastal Development Permit, which adds time before the building permit. We raise it at the first visit.
Hillside homes in fire hazard zones need Chapter 7A construction for additions and rebuilds: ember-resistant vents, ignition-resistant siding and decks, enclosed eaves and tempered glass.
Narrow lots limit how far a house can grow sideways, so second stories and careful layout changes are common. Setbacks and height limits come from the city's zoning code.

Yes, and they are some of our favorite houses to work on. Midtown homes from the 1920s through the 1940s often have plaster walls, raised floors and wiring that has been added to over the decades. We open walls carefully, tell you what we find before we fix it, and price the conditions we can see into the estimate. If the house is unbolted, a seismic retrofit can be added while we are working underneath.
Interior remodels often do not, but additions, second stories and many exterior changes in Pierpont and other beach areas can need a Coastal Development Permit from the City of Ventura before the building permit is issued. That review adds time. We check what your project needs at the first visit so the schedule is realistic.
Yes. Rebuilds and additions in Ventura's hillside fire hazard zones are built to California's Chapter 7A standards, and we also upgrade existing homes with ember-resistant vents, enclosed eaves, fire-resistant siding and tempered windows. We can start with a walk-around and a prioritized list of upgrades.
Most of Saticoy has been annexed into the City of Ventura, so those addresses go through the city. Old Town Saticoy is still unincorporated and goes through the County of Ventura. A Ventura mailing address does not settle it, so we check the parcel before we start.
Our office is in Santa Paula, about 15 to 35 minutes from most of Ventura depending on the neighborhood and traffic on Highway 126 or the 101. That is close enough for regular site visits, inspections and quick return trips during a remodel.
