Planning a kitchen remodel in Ventura
Ventura kitchens vary as much as the neighborhoods. Downtown and Midtown bungalows from the early twentieth century have small kitchens with plaster walls, original windows and plumbing that runs through a crawlspace. East Ventura tract homes have slab floors and a wall between the kitchen and the family room. Rebuilt homes in Ondulando and Clearpoint, where the 2017 Thomas Fire destroyed hundreds of houses, often need finishing upgrades rather than a full redesign.
The City of Ventura Building and Safety counter is at 501 Poli Street, Room 117. Walk-ins are taken Monday through Thursday mornings, appointments in the early afternoon, and the counter is closed on Fridays. We prepare and submit the drawings and handle the inspections.
In older homes, we check the electrical panel, the supply lines and the floor framing at the first visit, because a kitchen that adds an induction range or a larger refrigerator may need a service upgrade. Those items are priced up front.
Ventura is 15 to 35 minutes from our office, depending on the neighborhood. Cabinets and counters are ordered before demolition, and the kitchen stays usable until installation is close.

Can you open up a small kitchen in a Midtown Ventura bungalow?
Usually. The wall between the kitchen and dining room may carry load, and if so it is replaced with an engineered beam. In a raised-floor house, plumbing and gas for a new layout can run through the crawlspace. We check the framing and the crawlspace before quoting.
Who issues kitchen remodel permits in Ventura?
The City of Ventura's Building & Safety Division, 501 Poli Street, for addresses inside city limits. Old Town Saticoy and other unincorporated areas go through the County. We prepare the plans and handle plan check.
How do kitchen remodels differ in East Ventura tract homes?
Those homes are typically on slabs with sound structure. The work focuses on new cabinets and counters, an island or a peninsula, lighting and possibly removing a wall. Moving plumbing means cutting the slab, which we price separately.
Can you remodel a kitchen in a rebuilt hillside home?
Yes. Homes rebuilt after the Thomas Fire are newer and generally straightforward to update. Hillside homes in fire zones may have exterior rules for any work that changes the outside, but kitchen interiors are not affected.
Can a Ventura bungalow kitchen get a dishwasher without losing cabinet space?
Usually, by planning the layout around a standard 24-inch dishwasher or an 18-inch model in very small kitchens. Drawers and tall pantry cabinets can make up the lost storage. In raised-floor homes, the drain can run through the crawlspace.
