Kitchen Remodels for Ojai homes

Ojai owners tend to want kitchens that fit the house, not a copy of a magazine spread. In a 1920s bungalow near the Arbolada or a Spanish-style home off Ojai Avenue, that might mean painted inset cabinets, a farmhouse sink under the window, tile backsplashes and open shelves for pottery. In ranch homes on the East End, warm wood and stone often suit the setting better than high-gloss finishes.

Older Ojai houses bring older systems with them: small electrical services, galvanized supply lines and, under raised floors, old drains in the crawlspace. Rural parcels may be on septic, which matters if the remodel adds a dishwasher or a second sink. We check those at the first visit so the estimate covers them.

The permit office depends on the address. Inside the City of Ojai, the Building and Safety Division on South Ventura Street issues it, with inspections Monday through Thursday. Meiners Oaks, Mira Monte and the rest of the valley go through the County of Ventura.

This page covers Ojai specifically. For materials, process and costs in general, see our kitchen remodeling page, and for permits and neighborhoods, our Ojai service area page.

Common kitchen remodel issues in Ojai

  • Small electrical services

Older Ojai homes may not have the capacity for induction ranges and modern appliance circuits without a panel upgrade.

  • Old drains under raised floors

Cast iron and galvanized lines in the crawlspace are often replaced along with the kitchen.

  • Septic on rural parcels

Added fixtures on septic properties should be considered against the system's capacity.

  • Out-of-square walls

Older homes have walls and floors that are not level, which matters for cabinets and stone.

How we approach it

  • Design for the house

Cabinets, tile and fixtures chosen to suit the era and setting.

  • Systems checked first

Panel, plumbing and septic considered before design is final.

  • Right permit office

City of Ojai or County, confirmed by parcel.

Planning a kitchen remodel in Ojai

Many Ojai kitchens sit in Craftsman bungalows, Spanish-style houses and older ranch homes where the kitchen is a modest room with original windows and plaster walls. The plan usually tries to keep that character while making the room work: new cabinets that suit the era, a better layout for the sink and range, and lighting that actually reaches the counters. When owners want an open plan, we look at the wall first, because older framing does not always follow the patterns of a newer tract house.

The address decides who issues the permit. Homes inside city limits go to the City of Ojai Building and Safety Division on South Ventura Street, which inspects Monday through Thursday. Meiners Oaks, Mira Monte and other unincorporated parts of the valley go to the County of Ventura. We confirm the jurisdiction from the parcel before we prepare drawings.

Rural Ojai homes add their own questions. Septic systems are sensitive to garbage disposals, many properties use propane, and older electrical panels may not carry an induction range or new appliances. We check all three at the first visit so the estimate covers what the kitchen needs.

Ojai is 28 to 40 minutes from our Santa Paula office over Highway 150 or through Ventura, so we group the work into full days and order cabinets and counters before demolition to keep the kitchen out of service for as short a time as possible.

Kitchen Remodels in Ojai: FAQs

Who issues kitchen permits for my Ojai home?

If your parcel is inside the City of Ojai, the city's Building and Safety Division on South Ventura Street does. If it is in Meiners Oaks, Mira Monte or elsewhere in the valley, the County of Ventura does. We confirm by parcel before drawings.

Can a kitchen remodel keep my Ojai home's character?

Yes. Inset or shaker cabinets, tile, wood counters or stone, and fixtures in finishes that suit the house can make a modern kitchen look like it belongs. We keep original windows and trim where they are sound.

Does my Ojai kitchen need a panel upgrade?

Many older homes do, especially if you want an induction range or more appliances. We check the panel and service at the first visit and price the upgrade into the estimate if needed.

Will adding a dishwasher affect my septic system?

A dishwasher adds some water use, which is usually manageable, but on an older or small septic system it is worth considering. We can talk through it, and County Environmental Health is the authority on system capacity.

How far is Ojai from your office?

About 28 to 40 minutes from our Santa Paula office. We schedule Ojai work in blocks and coordinate inspections so travel does not slow the job.

Does it matter whether my Ojai kitchen is in the city or in Meiners Oaks?

Yes, for permits. City of Ojai addresses are permitted by the city's Building and Safety Division, and Meiners Oaks and Mira Monte are permitted by the County of Ventura. The construction itself is the same, but the forms, fees and inspectors differ. We check your parcel and handle whichever office applies.
