Bathroom Remodeling in Ojai, CA
Tile showers, vintage-style bathrooms and accessible baths for Ojai homes, from downtown bungalows to valley ranch houses.
Bathroom Remodels for Ojai homes
Many Ojai homes have one or two small bathrooms with the original tile, a cast iron tub and a pedestal sink. Owners often want to keep that vintage feel, with subway tile, hex floors and classic fixtures, while getting a shower that does not leak and a fan that clears the room. We rebuild those bathrooms properly behind the tile and finish them to suit the house.
In older raised-floor homes, the bathroom floor is often the first place we find rot, from decades of small leaks at the toilet and tub. We check from the crawlspace at the first visit. On rural parcels with septic, we keep the system in mind when adding fixtures.
Permits go to the City of Ojai inside city limits and the County of Ventura in the surrounding valley.

Common bathroom remodel issues in Ojai
Rot under old bathrooms
Subfloors soften around toilets and tubs in older raised-floor homes.
Original tile without waterproofing
Old tile showers often have no membrane, so walls behind them may be wet.
Cast iron tubs
Heavy tubs can be refinished and kept, or removed for a shower.
Septic considerations
Adding a bathroom on septic may need capacity review.

Planning a bathroom remodel in Ojai
Ojai bathrooms in older homes often have tile and fixtures worth thinking about before demolition. Some owners want to keep a vintage look with subway tile, a pedestal sink and a clawfoot tub, while others want a clean modern room. Either way, the plan starts with what is behind the walls. Showers built decades ago usually have no modern waterproofing, and the framing near the tub may be soft.
In homes on raised floors, we look from the crawlspace for leaks around the toilet and drain. Older galvanized supply lines often get replaced while the walls are open. Homes built before 1994 need water-conserving fixtures to pass the final inspection, which almost all new fixtures meet.
Hot summers and cold winter mornings in the valley make ventilation and heat worth planning. A fan ducted outside with humidity control keeps mildew down, and a heated floor or a wall heater makes the room comfortable on a cold morning. Both need circuits, so we check the panel early.
Adding a bathroom on a septic property may need County Environmental Health review, which we start early. Remodeling an existing bathroom usually does not affect the septic system.

Bathroom Remodels in Ojai: FAQs
Can you keep the vintage look in my Ojai bathroom remodel?
Yes. Subway tile, hex mosaics, pedestal or console sinks and classic fixtures can be paired with a properly waterproofed shower and a modern fan. The bathroom looks original but performs like a new one.
What if you find rot under my Ojai bathroom floor?
We replace damaged subfloor and repair joists, often working from the crawlspace. We look before quoting, and if more turns up during demolition, we show you before continuing.
Can I add a second bathroom to my Ojai home on septic?
Often, but adding a bathroom or bedroom may require County Environmental Health to confirm the septic system can handle it. We help you find out before design.
Who issues bathroom permits in Ojai?
The City of Ojai for addresses inside city limits, and the County of Ventura for the rest of the valley. We handle the submittal either way.
Can you build an accessible bathroom in an older Ojai home?
Yes. In raised-floor houses, a curbless shower can often be built by lowering the floor framing, and blocking for grab bars goes in during the remodel.
Can a clawfoot tub work in a small Ojai bathroom?
Often, if the floor can carry the weight and the room has space for the tub plus clearance around it. The supply and drain fittings are exposed, so we plan their finish to match the faucets. We check the floor framing from below before committing to a heavy tub.
