El Rio sits on the Oxnard Plain just north of Oxnard, between the city and the Santa Clara River. It grew up at a crossroads between two old ranchos, and its school district dates to 1885, when the first one-room schoolhouse opened on a ranch here. Today it is a residential community surrounded by strawberry fields and other crops, with Rio Mesa High School to the northeast.
El Rio looks like part of Oxnard, but it is unincorporated, as are nearby Nyeland Acres and Strickland. Building permits come from the County of Ventura, not the City of Oxnard, and County zoning and setback rules apply. County permits. El Rio is unincorporated, so the County of Ventura issues building permits and sets zoning rules there, even though the mailing address says Oxnard. Nyeland Acres and Strickland are the same. We handle the County process for you.
Often, yes. Many El Rio lots have room for a ground-floor addition. County setbacks and lot coverage limits decide how big it can be, and the foundation is designed for the soil on the Oxnard Plain. We check those limits at the first visit, before you pay for plans.
In older El Rio homes, it usually means taking the bathroom down to the studs, replacing old supply lines and the drain where needed, waterproofing a new shower or tub surround, and adding a vented exhaust fan. If the subfloor is soft around the toilet or tub, we repair it before tiling.
