Kitchen Remodels in Piru
Ventura County · 25–35 min from our office
Kitchen and bathroom remodels, whole-home updates, seismic retrofits and additions in Piru, an unincorporated town in the Santa Clara River Valley east of Fillmore.
Piru is a small unincorporated town in the Santa Clara River Valley, east of Fillmore on Highway 126. It is surrounded by citrus orchards and ranch land, with Lake Piru in the hills to the north. Just west of town is Rancho Camulos, the National Historic Landmark rancho that inspired Helen Hunt Jackson's 1884 novel Ramona.
Piru shows how hard an earthquake can hit an old building. The 1994 Northridge earthquake badly damaged several structures at Rancho Camulos, including the Del Valle Adobe, and the restoration that followed included a complete seismic retrofit. Many older houses in Piru sit on raised foundations, and bracing and bolting them is one of the most useful upgrades an owner can make.
Because Piru is unincorporated, building permits come from the County of Ventura, and County zoning applies. Ranch properties outside the town center can involve septic systems, wells and agricultural zoning. Our Santa Paula office is about 25 to 35 minutes away.

A few places every Piru homeowner knows, and the neighborhoods we cover.
The National Historic Landmark rancho west of town, inspiration for the novel Ramona. Its museum opened in 1997 after restoration from the 1994 earthquake.
The reservoir in the hills north of town, a destination for boating, fishing and camping.
The highway links Piru to Fillmore, Santa Paula and the coast, running through citrus and avocado orchards.
We serve all of Piru, ZIP code 93040.
Piru's town center has older homes, many from the early and mid twentieth century, on modest lots. Raised foundations, older wiring, original plumbing and small kitchens and baths are common.
Outside the center, ranch and orchard properties have farmhouses, newer homes and outbuildings on larger parcels, often with septic systems and private wells.
Many older Piru houses sit on cripple walls with few anchor bolts. A seismic retrofit braces and bolts them, and the Earthquake Brace + Bolt grant may help if the ZIP code is eligible.
Piru is unincorporated. All permits come from the County of Ventura, and agricultural zoning can limit what is built on ranch parcels.
Additions on rural parcels may need Environmental Health review of septic capacity and well setbacks.
Hot summers and brush-covered hills make insulation, shade and fire-resistant exterior materials worth planning into exterior work.

Tell us about your house or ranch property. We will check the permits and give you a written price.
Yes. Piru is about 25 to 35 minutes from our Santa Paula office along Highway 126, and we take on bathroom and kitchen remodels, repairs and retrofits there as well as larger projects. We schedule Piru work so the drive does not slow the job down.
If it is a wood-framed house built before 1980 on a raised foundation with cripple walls, it is worth having it checked. The 1994 Northridge earthquake damaged buildings in the area, including at Rancho Camulos. We can look under your house and tell you whether it fits the Earthquake Brace + Bolt standard plan and whether the grant applies to 93040.
The County of Ventura. Piru is unincorporated, so there is no city building department. The County handles zoning and building permits, and County Environmental Health reviews septic systems and wells.
Usually. Ranch parcels often have room to build, but agricultural zoning, septic capacity, well setbacks and fire department access can shape the addition. We check those with the County before design so the plan you choose can be approved.
