LE Construction started in 1999 doing residential and commercial work across the Ventura and Los Angeles areas, and commercial projects are still part of what we do. Most are small to mid-size: updating a space for a new tenant, expanding an existing building, repairing structural damage, or putting up a new building for a local business.
Commercial work runs on a different clock than a home remodel. A business may be losing rent or revenue every week the space is closed, so the schedule is often the first conversation. Commercial permits also bring their own requirements, especially accessibility under California's building code, fire and life safety, and sign-offs from landlords and property managers. We plan around those from the start.

How a commercial construction project runs
Every step below is in writing before work starts, so you know what happens next and when.
Step 1: Site walk
We walk the space with you and the property manager, review existing conditions and talk through the schedule and operating constraints.
Step 2: Plans and pricing
We price from the architect's drawings or help put a design team together, and point out cost and schedule risks early.
Step 3: Permits
We follow the plans through plan check, including accessibility, fire and health department review where it applies.
Step 4: Construction
Work scheduled around your business, the building's other tenants and the landlord's rules, with inspections at each stage.
Step 5: Closeout
Final inspections, certificate sign-offs, a punch list walk and the documents you and your landlord need.

Commercial FAQs
Do you handle commercial permits and plan check?
Yes. We submit plans, respond to plan check comments, and coordinate with fire and health departments when the project requires it. Commercial plans are usually prepared by an architect, and we work with yours or help you find one. Permits are pulled under our CSLB license.
Why does a small commercial remodel trigger accessibility work?
California's building code requires that when a commercial space is altered, accessibility be improved along the path of travel to the altered area, such as the entrance, parking, restrooms and drinking fountains, within limits tied to the project cost. That can surprise owners doing a modest update. We look at it during the site walk so it is in the budget.
Can you work while our business stays open?
Often, yes. We can phase the work, build temporary partitions, and schedule noisy or disruptive tasks for early mornings or slower days. Some projects, such as restroom or floor replacements, may require short closures. We plan the sequence with you before starting.
Do you build for landlords and property managers?
Yes. We work for building owners preparing a space for a new tenant and for tenants improving a leased space. When the tenant is our client, we coordinate with the landlord's requirements for approvals, insurance certificates and work hours.
