Our office is at 658 Richard Rd, a few minutes from most homes in town. Remodels, additions and seismic retrofits from a contractor that has been based in Santa Paula since 1999.
Santa Paula is home base for LE Construction. Luis Esparza started the company here in July 1999, and the office on Richard Road keeps the crew close to almost every house in town. The housing in Santa Paula spans more than a century. The streets around Main Street and the historic downtown hold Victorian, Craftsman and Spanish Revival houses, many of them on raised foundations with plaster walls. Ranch houses from the post-war decades fill much of the rest of town. Harvest at Limoneira, the master-planned community in East Area One, added hundreds of new homes, with a first phase of 707 homesites. A 1910 bungalow and a house finished a few years ago need very different things from a contractor, and we work on both.
Permits here go through the City of Santa Paula, not the County. Before the city issues a building permit, its Planning Department has to sign off on a Zoning Clearance, and we prepare for that step when we draw the plans. Parcels just outside city limits are handled by the County of Ventura, so the first thing we do on any project is confirm which office covers your address.

Downtown and the surrounding blocks have the oldest houses, many from the early 1900s. The Ebell Club, a shingled Craftsman built in 1917, gives a sense of the period. Homes from that era often have plaster over wood lath, framing that is not quite square, and raised foundations with short cripple walls underneath.

Early-1900s houses can still have plaster over lath and stretches of old wiring behind it. We open those walls carefully, replace what needs replacing and patch plaster to match the walls that stay.
The Thomas Fire started near Thomas Aquinas College in the hills above Santa Paula in December 2017 and went on to burn more than 281,000 acres. Homes near the foothills benefit from ember-resistant vents, enclosed eaves and fire-resistant siding.
Older lots near Main Street are often narrow, which limits how far an addition can spread. Second stories and bump-outs come up a lot here, and setbacks and height limits come from the city's zoning code.

Inside city limits, the City of Santa Paula does. Its Planning Department signs a Zoning Clearance first, and then the building permit is issued and inspected by the city. Parcels outside the city limits go through the County of Ventura instead. We confirm the right office for your address and handle the submittal.

Houses from the early 1900s often have plaster over lath, out-of-square framing, older wiring and a raised foundation with no anchor bolts. We open walls carefully, show you what we find before we fix it, and price known conditions into the estimate. It is also the right time to add a seismic retrofit, since the crawlspace is already part of the job.

If your neighborhood has design guidelines or an HOA, we can provide drawings and material specs for its approval. We pull city permits for the work as usual.
