Ojai is the smallest city in Ventura County and one of its most distinctive. In 1917, glass manufacturer Edward Libbey led the rebuilding of the downtown in Spanish Colonial Revival style, including the Arcade along Ojai Avenue designed by Mead & Requa. Around the downtown are bungalows, ranch houses and adobe-style homes, many on large lots with mature oaks. Owners here tend to care about keeping a house's character, and so do we.

The valley is also fire country. The Thomas Fire burned through the hills around Ojai in December 2017, and much of the valley is in mapped fire hazard zones. Additions and rebuilds follow Chapter 7A standards for vents, eaves, siding, windows and decks, and many owners harden existing homes with the same upgrades. We plan materials around those rules from the first visit.

Permits depend on where your parcel is. Inside city limits, the City of Ojai's Building and Safety Division on South Ventura Street handles them, with inspections Monday through Thursday. Meiners Oaks, Mira Monte and the rest of the valley outside the city are unincorporated, so the County of Ventura issues those permits. An Ojai mailing address does not tell you which one applies.

Ojai homes

The streets around downtown Ojai and the Arbolada have houses from the early 1900s onward: bungalows, Spanish-style homes and ranch houses, many on raised foundations or with additions from different decades. Older houses here often need electrical and plumbing updates and a seismic retrofit along with any remodel.

Who issues building permits for an Ojai address?

It depends on whether the parcel is inside the City of Ojai. Inside city limits, the City's Building and Safety Division on South Ventura Street issues permits. Meiners Oaks, Mira Monte and other unincorporated parts of the valley go through the County of Ventura. We check the parcel before any drawings are made.

Do Ojai remodels have to meet wildfire building rules?

If the property is in a mapped fire hazard zone, additions, rebuilds and many exterior changes must meet California's Chapter 7A standards. Interior remodels generally do not trigger them. Much of the Ojai Valley is in those zones, so we check your parcel and choose vents, siding, windows and decking that comply.

Can you keep the character of an older Ojai home during a remodel?

Yes. We can keep original windows, trim, doors and plaster where they are sound, match existing finishes, and choose cabinets and tile that suit the house. Where something has to be replaced, we try to match it. Tell us what you love about the house at the first visit.

Is my Ojai house a candidate for a seismic retrofit?

If it is wood-framed, built before 1980 and sits on a raised foundation with short cripple walls, it may be. Many older valley homes fit that description. The retrofit braces the cripple walls and bolts the house to its foundation. As a registered Earthquake Brace + Bolt contractor, we can also tell you whether the grant applies to 93023.

Do you work on rural properties outside town?

Yes. We build additions, outdoor living spaces and fire upgrades on rural Ojai Valley properties. Those projects often involve septic capacity, sloped sites, long driveways and fire department access, and County review outside the city. We plan for all of that before the design is final.
