Concrete for Ojai homes

Concrete work in the Ojai Valley often covers more ground than in town. Rural parcels have long driveways, sloped sites need retaining walls, and fire department access requirements can call for wider driveways or turnarounds on new construction. Closer to downtown, the work is patios, walks and steps for older homes.

Noncombustible surfaces near the house are also part of fire hardening, so many Ojai owners replace wood decks or mulch beds next to the house with concrete or stone. We pour under our C-8 license and handle the permits with the City of Ojai or the County.

This page covers Ojai specifically. For materials, process and costs in general, see our concrete work page, and for permits and neighborhoods, our Ojai service area page.

Common concrete issues in Ojai

  • Long rural driveways

Drainage and base matter more on long runs and slopes.

  • Sloped sites

Retaining walls and stepped footings are common.

  • Fire access requirements

New construction may need wider driveways or turnarounds.

  • Oak roots

Slabs and footings near oaks need planning.

How we approach it

  • Drainage designed

Slopes, swales and culverts planned for driveways.

  • Engineered walls

    Taller walls designed and permitted.

  • Fire-smart surfaces

Noncombustible areas next to the house.

Planning concrete work in Ojai

Concrete work in Ojai ranges from replacing a cracked downtown driveway to pouring long rural driveways and retaining walls on slopes. On sloped properties, the plan starts with drainage, since water moving across the site in winter storms can undermine slabs and walls. We set grades and add drains so water is carried away rather than trapped.

Retaining walls above a certain height need an engineer and a permit, and walls that support a slope or a structure need one at almost any height. We sort out the requirement during the estimate. Long rural driveways need a solid base and, in some cases, enough width and strength for fire apparatus.

Concrete also plays a role in fire hardening. A concrete or paver zone around the house removes fuel close to the walls, and concrete steps and landings replace wood that can catch embers.

Oaks are common on Ojai properties, and their roots can be damaged by excavation. We plan concrete around root zones and talk with you about the tree before we dig near it.

Concrete in Ojai: FAQs

Can you pour a long driveway on a rural Ojai parcel?

Yes. Long driveways need good base, drainage and sometimes culverts. On new construction, fire department rules may set width and turnaround requirements.

Do Ojai retaining walls need permits?

Walls over code height or supporting loads need permits and engineering from the City of Ojai or the County.

Is concrete a good fire-hardening choice in Ojai?

Yes. Concrete and stone near the house provide noncombustible surfaces where embers land.

Do you pour foundations for Ojai additions and rebuilds?

Yes, under our C-8 license, to the engineer's design.

How do you protect oak trees during concrete work?

By keeping slabs and footings outside root zones where possible, using permeable surfaces near trees and avoiding heavy equipment over roots.

Can a concrete patio help protect my Ojai home from wildfire?

Yes. A noncombustible surface in the five feet around the house removes fuel close to the walls, where embers often land. It is one of the simpler hardening steps and pairs well with ember-resistant vents and clear gutters.
