Outdoor Living for Ojai homes

Outdoor living is a big part of life in the Ojai Valley, where summers are hot and evenings are pleasant. Shaded patios, outdoor kitchens and places to sit and watch the light on the mountains are common requests. In a fire-prone valley, those spaces also have to be designed with fire safety in mind.

That means noncombustible patios close to the house, covers and decks attached to the house built with compliant materials in fire zones, fire features placed with clearances and used within local rules, and outdoor kitchens on noncombustible bases. Done well, a fire-aware outdoor space looks no different from any other.

We pour the patio, build the structures and run the utilities as one job, with the City of Ojai or the County permitting the work.

This page covers Ojai specifically. For materials, process and costs in general, see our outdoor living spaces page, and for permits and neighborhoods, our Ojai service area page.

Common outdoor living issues in Ojai

  • Fire-zone materials

Attached covers and decks must meet Chapter 7A in fire zones.

  • Summer heat

Afternoon shade is essential in the valley.

  • Fire feature restrictions

Burn rules and red flag days limit open flames.

  • Combustibles near the house

Wood furniture, mulch and plants near walls add risk.

How we approach it

  • Shade for summer

    Covers placed for afternoon sun.

Planning an outdoor living project in Ojai

Ojai's hot summers make shade a priority, and the fire risk in the valley shapes what gets built. The five feet closest to the house should be noncombustible, so we usually pave that zone with concrete or pavers and place wood decks, furniture storage and planters further out. Patio covers near the house use aluminum, steel or other ember-resistant materials.

An insulated patio cover keeps the space under it much cooler than a thin metal roof, and ceiling fans add comfort without much cost. If you want an outdoor kitchen, we plan the gas, water and power lines before the concrete is poured, so nothing has to be cut later.

Fire pits and outdoor cooking need clearance from structures and vegetation, and local fire restrictions may limit open flames on high-risk days. We place fire features where sparks are least likely to reach brush or the house.

The City of Ojai permits covers and gas lines for homes inside the city, and the County handles Meiners Oaks, Mira Monte and other unincorporated areas.

Outdoor Living in Ojai: FAQs

Can I build a wood deck on my Ojai home?

In a fire hazard zone, a deck attached to the house must meet Chapter 7A requirements, which limits some wood products. Ignition-resistant or noncombustible decking may be required.

Are fire pits allowed in Ojai?

Gas fire features are generally treated differently from wood-burning ones, and red flag days can prohibit both. We check the rules for your address.

What patio cover works in Ojai's heat?

Solid or insulated covers shade best. In fire zones, attached covers need compliant materials, and aluminum is a common choice.

Who permits outdoor projects in Ojai?

The City of Ojai for parcels in city limits and the County of Ventura for the rest of the valley.

How do you make an outdoor kitchen fire-safe?

With a noncombustible base and counter, gas lines installed to code, clearances from structures and plants, and placement away from overhanging trees.

What material is best for a patio cover close to my Ojai house?

Aluminum or steel covers do well near the house because they do not burn. An insulated aluminum panel adds cooling. Wood covers attached to the house can carry fire to the walls, so many Ojai owners now avoid them. We show you options that suit the house.
