Planning an outdoor living project in Ventura

Outdoor projects in Ventura change with the neighborhood. Midtown back yards are often small, so a covered dining area with good lighting and a few planters makes the most of the space. East Ventura and Montalvo yards have room for an outdoor kitchen, a larger cover and a fire feature. In Pierpont and the Ventura Keys, salt air decides the materials, and anything metal needs a coastal-grade finish and stainless hardware.

Hillside neighborhoods like Ondulando and Clearpoint saw what wildfire can do in 2017, when the Thomas Fire destroyed more than 500 homes in the city. There, the five feet around the house should stay noncombustible, covers attached to the house are best built from aluminum or steel, and wood decks are being replaced with concrete or pavers.

Outdoor kitchens need gas, water and power, and those runs are planned before the slab is poured so nothing has to be cut later. The cover's footings are laid out with the slab, and the kitchen is placed with clearance from the house and the cover.

The City of Ventura permits patio covers, gas lines and outdoor kitchens, and coastal properties may need added review for exterior structures. We sort that out with the estimate.
