Whole-Home Remodeling in Ventura, CA
Whole-house remodels for Ventura homes: updating Midtown and downtown houses with care, opening up East Ventura tracts and finishing hillside homes.
Whole-Home Remodels for Ventura homes
Ventura's older neighborhoods are full of houses worth keeping: Craftsman bungalows, Spanish Revival homes and small cottages near downtown and in Midtown, many from the 1910s to the 1940s. A whole-home remodel of one updates wiring, plumbing, kitchens and bathrooms while keeping the trim, built-ins and proportions that make it a Ventura house.
The newer east side presents a different project. Tract homes from the 1950s through the 1980s have solid structure and dated layouts, and whole-home remodels there focus on opening the floor plan and replacing tired finishes. We plan each around its house and handle the City of Ventura permit.
This page covers Ventura specifically. For materials, process and costs in general, see our whole-home remodeling page, and for permits and neighborhoods, our Ventura service area page.

Original windows, trim and built-ins in older homes are repaired and matched rather than discarded.

East Ventura homes have kitchen walls that often carry load and need beams to remove.
How we approach it

Bracing and bolting added while the crawlspace is open.
Planning a whole-home remodel in Ventura
Whole-home remodels in Ventura often fall into two groups. In downtown and Midtown, the goal is to keep the character of a Craftsman or Spanish Revival house while replacing worn-out systems and making the kitchen and bathrooms work for modern life. In East Ventura and other tract neighborhoods, the goal is usually a more open layout, updated finishes and better comfort.
Homes near the coast in Pierpont and the Ventura Keys may need a Coastal Development Permit for exterior changes, and we plan for that review early. Hillside neighborhoods that burned in the Thomas Fire have wildfire construction standards for exterior changes.
For raised-foundation homes, adding a seismic retrofit during a whole-home remodel is often practical, since the floors and crawlspace are already accessible.
The City of Ventura reviews the plans. We phase the work so families can often stay home, and we plan the schedule around the counter's Monday-to-Thursday hours.

Whole-Home Remodels in Ventura: FAQs
Can a Midtown Ventura house be remodeled without losing its character?
Yes. We keep original elements where they are sound, like trim, doors, built-ins and wood floors, and match them where they must be replaced. Kitchens and bathrooms can be fully modern while suiting the house's period. Tell us what you value most in the house.
What does a whole-home remodel in East Ventura typically include?
Usually opening the kitchen to the family room, new kitchen and bathrooms, new flooring throughout, updated lighting, new windows and sometimes a panel upgrade. Those homes are generally sound, so most of the budget goes to layout and finishes.
Do I need a Coastal Development Permit for a whole-home remodel in Pierpont?
Interior remodels usually do not need one. Changes to the exterior, footprint or height of beach-area homes often do. We check the scope at the first visit.
How do you handle permits for a large Ventura remodel?
We prepare full plans, including any structural engineering, and submit them to the City of Ventura's Building & Safety Division. We answer plan check comments, schedule inspections and keep you updated throughout.
Should a Ventura whole-home remodel include a new electrical panel?
In older homes, often yes. Many original panels cannot support modern kitchens, heat pumps or EV chargers. Upgrading during a remodel lets us run new circuits while the walls are open. Utility coordination takes time, so we plan it early.
