Camarillo grew quickly in the second half of the twentieth century, and most of its homes are single-story houses from the 1960s, 1970s and 1980s. Mission Oaks, Pleasant Valley and the neighborhoods around them are full of ranch and split-level homes with their original kitchens and bathrooms, now forty to sixty years old. That makes Camarillo a city of remodels: opening a kitchen to the family room, turning a tub into a walk-in shower, or adding a primary suite.
Leisure Village is a different case. The 55-and-older gated community was built between 1973 and 1984, and many owners want bathrooms they can keep using as they age: curbless showers, grab bars, comfort-height toilets and wider doorways. Those features are easiest to add during a remodel, and the community's own rules for contractors and exterior changes come into play, so we plan around both.
In November 2024, the Mountain Fire crossed State Route 118 into Camarillo Heights and burned homes there and in nearby Somis. Rebuilding and hardening homes on the city's northern hillsides is now part of our Camarillo work. Permits in the city go through the Department of Community Development on Carmen Drive, which moved to online permitting in July 2025.

Most Camarillo homes date from the 1960s through the 1980s: single-story ranch houses on slabs, some two-story homes in the newer tracts, and planned neighborhoods with homeowner associations. Their original kitchens and bathrooms are due for replacement, and many still have the original windows, panels and plumbing.
Leisure Village homes, built from 1973 to 1984, are typically smaller single-level units where accessibility upgrades matter most. On the north side, Camarillo Heights and the Las Posas hills have larger lots on slopes, some of them in mapped fire hazard zones where the Mountain Fire burned.

Yes. Leisure Village homes are a good fit for accessible bathroom remodels: curbless or low-threshold showers, grab-bar blocking, handheld showers and slip-resistant tile. Gated communities like Leisure Village set their own rules for contractor access and exterior changes, and we follow them. City permits are still required for plumbing and electrical changes.
Yes. We rebuild homes to current code, including Chapter 7A wildfire standards, and handle the plans, permits and construction. Camarillo Heights homes are inside the city, so they go through the City of Camarillo, while burned parcels in nearby unincorporated areas go through the County. We confirm which applies to your address.
The City of Camarillo moved its permit applications online through OpenGov in July 2025, and building services are provided through a contracted firm. We submit the plans, respond to comments and schedule the inspections. Many neighborhoods also require HOA approval before the city permit, so we start that early.
Usually. Many 1960s and 1970s ranch homes have a wall between the kitchen and the family room that carries ceiling joists. It can come out with an engineered beam, and the HVAC, plumbing vents or wiring inside the wall get rerouted. We look at the attic framing before telling you what it will take.
Yes. Santa Rosa Valley is unincorporated, so building permits there go through the County of Ventura, and larger rural lots can bring septic, well and grading questions into the project. We handle those the same way we do in Somis and other County areas.
