Planning a seismic retrofit in Ojai

Many Ojai homes were built before modern foundation anchoring, and those on raised foundations with short cripple walls are good candidates for a retrofit. We start with an inspection of the crawlspace, foundation, sill plate and any old additions, which may sit on different foundations.

For houses on flat lots with typical cripple walls, the California standard retrofit plan covers the work: anchor bolts through the sill into the foundation and plywood bracing on the cripple walls. Homes on slopes, with tall cripple walls or older stone foundations may need an engineer's design.

The City of Ojai or the County of Ventura permits the retrofit, and the inspector checks the bolts and bracing before the work is covered.
