Plumbing in the crawlspace
In raised-floor houses, the sink drain and water lines run through the crawlspace. Moving the sink to an island is often easier than in a slab house, but the old cast iron and galvanized pipe down there usually has to be replaced at the same time.

A hundred years of settling leaves walls bowed and floors out of level. Long cabinet runs and stone counters show every dip, so we measure carefully and scribe cabinets and filler strips to the walls you actually have.
Closed-off kitchens

How is remodeling a kitchen in a downtown Santa Paula Craftsman different from a newer house?
The older house needs more investigation. Craftsman-era kitchens near downtown usually have plaster walls, out-of-square framing, old plumbing in the crawlspace and limited electrical service, and all of that affects the price. Newer houses in East Area One have sound structure and modern wiring, so the budget goes mostly into cabinets, counters and finishes. We walk through what we see in your house at the first visit so the estimate reflects it.
Does the City of Santa Paula need to approve my kitchen remodel?
If the remodel changes plumbing, gas, electrical or walls, yes. In Santa Paula, the Planning Department issues a Zoning Clearance before the building permit, and then city inspectors check the rough work and the finished kitchen. We prepare the drawings, make the submittal and schedule the inspections. Addresses outside the city limits go through the County of Ventura instead.
Can we add an island to the kitchen in our older Santa Paula house?
Often, if the room is big enough or a wall can come out. In a raised-floor house, plumbing and power for an island run up through the floor from the crawlspace, which can be simpler than cutting a concrete slab. We check the floor framing and the clearance underneath before committing to the layout. If the room is too tight for an island, a peninsula usually works.
Should we do a seismic retrofit while the kitchen is being remodeled?
It is worth considering if your house is on a raised foundation and has never been bolted. Many pre-1980 Santa Paula houses fit that description, and a retrofit braces the cripple walls and bolts the house down. The work stays in the crawlspace, so it does not slow the kitchen.
