Almost every stucco house in Ventura County has some cracks. Most are harmless. A few are the first sign that water is getting behind the wall, where it can rot sheathing and framing without showing much on the surface. Here is how to tell the difference.
Cracks that are usually cosmetic
- Hairline cracks in a random or spiderweb pattern.
- Small cracks in the middle of a wall, away from openings.
- Cracks that do not change over months.
- No staining around them, even after rain.
These come from shrinkage and normal movement. They can be filled and recoated as part of routine maintenance.
Cracks that may mean water
- Diagonal cracks from window and door corners, especially if the window was replaced.
- Stains that stay dark after rain or watering.
- Cracks near the bottom of the wall where soil or paving is high.
- Bulging, hollow-sounding or soft areas.
- Rust stains from corroding lath or corner bead, common near the coast.
- Interior signs like peeling paint, swollen baseboards or musty smells on the same wall.
Cracks that may mean movement
- Cracks with one side offset from the other.
- Cracks that grow over weeks or months.
- Stair-step patterns or cracks matched by sticking doors and windows.
These deserve a structural look before cosmetic repair.
How we check
- Look at the pattern and location.
- Use a moisture meter around cracks and windows.
- Check the base of the wall and drainage.
- Open a test area where readings are high.
What the repair involves
- Cosmetic: fill, texture to match, recoat.
- Water: remove stucco in the affected area, repair wood, rebuild paper and flashing, new lath and three coats, then match.
- Movement: find and fix the cause, often with an engineer, then repair the stucco.
