A home addition is new construction attached to an existing house, and its price reflects both halves of that sentence. It needs everything a new building needs, a foundation, framing, a roof, windows, systems and finishes, plus the work of tying into a house that was not designed for it. This guide gives published cost figures and explains what drives an addition’s price in Ventura County.

HomeAdvisor’s 2025 cost guide puts the average home addition at $50,997, with most homeowners spending $21,891 to $83,356, and room additions running roughly $80 to $200 per square foot nationally. Its primary suite additions average about $160 per square foot.
The 2025 Cost vs. Value report prices two defined addition projects:
- Bathroom addition, midrange: $60,645.
- Primary suite addition, midrange: $170,517. The upscale version came in at $351,613.
The spread between these numbers comes from size, plumbing and finish level. A bedroom or office is the least expensive kind of space to add; anything with a bathroom or kitchen costs much more per square foot.
Ventura County factors
Soils and foundations
Parts of the county have expansive clay, and Ventura County maps a liquefaction hazard across the Oxnard Plain. Cities and the County may require a soils report for an addition, and the engineer designs footings around it. Hillside lots need stepped footings and retaining walls. We pour foundations ourselves under our C-8 Concrete license, but the design follows the site.
Coastal, fire and design review
- Coastal Zone: additions near the beach in Oxnard, Ventura, Port Hueneme, Carpinteria and Santa Barbara often need a Coastal Development Permit first.
- Fire hazard zones: additions in mapped zones around Ojai, Santa Paula, Somis, Camarillo and the Conejo Valley follow Chapter 7A, which affects vents, siding, windows and decks.
- Associations and design boards: many neighborhoods in Camarillo, Thousand Oaks, Moorpark and Westlake Village review additions, and Santa Barbara has its Single Family Design Board.
Fees
Permit and plan check fees scale with project value. State law allows school districts to charge fees on residential additions over 500 square feet, which is one reason some owners keep additions just under that size. Rural parcels may add Environmental Health review for septic.
Connecting to the house
Matching an older raised floor, tying a new roof into an old one without a low spot, extending HVAC and upgrading an electrical service that is already at capacity all add cost that a stand-alone building would not have.
Keeping an addition on budget
- Check setbacks, coverage and review requirements before paying for design.
- Put bathrooms near existing plumbing.
- Keep the roof simple; complex rooflines add framing and flashing.
- Choose finishes before construction so the schedule does not stall.

Design and permits often take as long as construction. A single-room addition commonly takes one to two months of construction and a second story two to four months, after approvals. Coastal or design review can add more time before construction starts.
