Ask ten people what a kitchen remodel costs and you will hear ten numbers. Most of them are guesses. The most widely used published source is the annual Cost vs. Value report, which surveys remodeling costs for defined projects across the country and in the Pacific region that includes California. This guide uses those figures as a starting point, explains what they include, and then covers the conditions that push a Ventura County kitchen above or below them.

None of these numbers is an LE Construction price. They are published averages. Your price comes from a written estimate after we have seen your kitchen.

What the published figures cover

The Cost vs. Value report prices specific, described projects, not a vague “kitchen remodel.” That matters when you compare its numbers with your own plans.

A minor kitchen remodel (midrange) keeps the existing layout and cabinet boxes. It replaces cabinet fronts and hardware, counters, the sink and faucet, appliances and flooring, and adds paint. The 2025 national job cost was $28,458.

A major kitchen remodel (midrange) is a full replacement: semi-custom wood cabinets with an island, laminate counters, a new sink and faucet, energy-efficient appliances, new lighting and resilient flooring. Upgrading to stone or quartz counters, as many owners do, adds to that figure. The 2025 national job cost was $82,793. The 2024 report put the same project in the Pacific region at $82,810.

A major kitchen remodel (upscale) steps up to custom cabinetry, stone counters with a tile backsplash, a built-in refrigerator, a commercial-grade cooktop and other high-end appliances. The 2025 national figure was $164,104.

These are averages of what the survey priced, in a typical house, with no surprises behind the walls. Real kitchens in Ventura County often have a few.

What pushes a Ventura County kitchen higher

Older houses and what is behind the walls

Much of Ventura County was built between the 1950s and the 1980s, and older neighborhoods in Santa Paula, Ventura, Ojai and Fillmore go back further. In those houses, a kitchen remodel often uncovers:

  • An electrical panel too small for a modern kitchen’s dedicated circuits.
  • Galvanized supply lines that should be replaced while the walls are open.
  • Rot in the sink base and the subfloor from slow leaks.
  • Walls that are out of square, which takes extra time when setting cabinets and stone.

We look for these at the first visit and price them in. When they are left out of a bid, they come back as change orders.

Code requirements on permitted remodels

A permitted kitchen remodel in California has to meet current code for the work being done. That includes high-efficacy lighting under the state energy code, outlets and circuits where the electrical code calls for them, and, in homes built before 1994, replacement of noncompliant plumbing fixtures with water-conserving ones before final approval (SB 407). None of this is optional, and it is part of a real price.

Layout changes

Moving the sink, range or refrigerator means moving drains, vents, gas lines and circuits. Removing a wall that carries load adds engineering, a beam and inspections. In a slab house, adding an island sink means cutting the concrete for a drain. Each of these is a good reason to remodel, and each adds cost.

Coastal and jurisdiction factors

Near the beach in Oxnard, Port Hueneme, Ventura and Carpinteria, salt air shortens the life of standard hardware and fixtures, so it is worth paying a little more for parts that resist corrosion. Permit fees and process also vary by city and the County.

What keeps the cost down

  • Keep the layout. A kitchen that stays in place costs far less than one that moves.
  • Choose where to spend. Cabinets and counters are what you touch every day. A simple backsplash and standard appliance sizes save money without showing it.
  • Decide early. Selecting and ordering cabinets, counters and fixtures before demolition shortens the time the kitchen is torn apart, and changing your mind mid-project is where budgets slip.
  • Look at refacing. If your cabinet boxes are solid plywood and the layout works, refacing can be a fraction of a full replacement.

How we price a kitchen

Our estimates are line-item. You see cabinets, counters, demolition, plumbing, electrical, drywall, flooring, permits and finish work as separate lines, along with any conditions we found during the visit. Known problems are in the number from the start, which is how we keep change orders rare. Financing for qualifying energy upgrades, like an induction range or efficient lighting, may be available through GoGreen Financing, and California law caps the down payment on a home improvement contract at $1,000 or 10% of the price, whichever is less.

For a sense of the work itself, see our kitchen remodeling page and the guide to cabinets and countertops.

Frequently asked questions

What is the difference between a minor and a major kitchen remodel?

In the Cost vs. Value survey, a minor remodel keeps the existing layout and cabinet boxes, replacing fronts, counters, sink, faucet, appliances and flooring. A major remodel replaces the cabinets and everything else, including an island. That difference is why the published job costs are so far apart.

Why does a kitchen remodel cost more in an older Ventura County house?

Older houses often need work behind the walls: a larger electrical panel, new supply lines in place of galvanized pipe, and repairs to rot under the sink. A permitted remodel also brings the room up to current code for lighting, outlets and water-conserving fixtures. Those costs are real, and we put them in the estimate up front.

Does a kitchen remodel pay for itself when I sell?

Usually not entirely. In the 2025 Cost vs. Value data, a midrange minor kitchen remodel recouped more than its cost nationally, while major and upscale remodels recouped roughly a third to a half. Most people remodel to live in the kitchen, with resale as a secondary benefit.

Can I lower the cost without making the kitchen look cheap?

Yes. Keeping the sink, range and refrigerator where they are avoids moving plumbing and gas. Spending on cabinets and counters and choosing a simpler backsplash keeps the look while controlling cost. We can price two or three versions of the same kitchen so you can compare.
